It is important to understand
the numbers when selling property for development. Most
professional developers are working with density and price
per meter every day and can usually tell at a glance if the
property makes sense for development. That can also be
compromised by Environmental issues
You may have your land listed for sale with various Agents, but if the numbers are not right you will receive no replies
to your ads.
When you place ads you should
give some indication as to what the potential of the
property has to offer not just the glamour of ocean front,
great ocean view, walk to beach or 45 minutes to
international Airport. All this is really of no interest to
developers if the numbers don't work.
Simple approach
on how to prepare it for sale
Once your land has all the approvals necessary to make it
saleable, it is wise to do some simple preliminary things:
1 Basic Environmental studies
2 Preliminary Satellite study
3 Preliminary evaluation study to identify the square
meters and heights of building area allowed.
4 Cost study of land in areas similar
5 Costa study of retail price per meter for product built
In the final evaluation
study, you can produce a spreadsheet with variables to
indicate the retail build out scenarios. This should
include the competitive projects for comparison.
The cost of this is minimal at this stage and is well worth
considering.
Once a buyer shows serious interest, at that time, he will
probably commission his own pre-valuation study which will
be very detailed. The first thing is to get the buyer to
this stage.
